A special meeting of the Planning Board was held on the above
date.

This meeting was held at the request of the Zoning Board of
Appeals as per section 3.500, Resubdivision of Subdivision Regulations.
The letter of Mr. Joseph W. Kreuttner of 500 Bellwood Avenue,
dated August 11, 1965 to the Board of Trustees requesting the resubdivision of ?~ existing lot with a one family residence building
located on said lot as shown on plot plan was submitted.
After due study and discussion, the Board finds that no hardship
exists since the dwelling as presently located on said lot was intended
to occupy the entire lot, which in turn, enhances and upgrades the
value and character of the property in relation to adjoining properties.
To subdivide said lot which would create a new lot to be used for
a new dwelling, would in the opinion of the Board, tend to downgrade
the character of the area and decrease the adjoining land values. It
would also cause to create an existing dwelling which at present is
conforming to be non-conforming in regard to rear yard setback requirements as per section H.220 R-2-7 25'-0" rear setback line.
The status of the present lot is conforming, to change it as per
request would be in violation of section 4.120.
No building shall hereafter be erected and no existing building
shall be moved, altered, added to, or enlarged, nor shall any land
or building or portion of a building be used, designed, or arranged
to be used for any purpose unless in conformity~with all of the
regulations herein specified ifor the district in which it is located.
Therefore, the request for re-subdivision of Lot #3 in Section 14,
Block 18 and as shown on plot plan is denied and a request for a
variance should not be granted.
