Present: Richard Weiss, Chairman Carol Manca Doug Maass Karin Adir François Rejeili Absent: Ralph Gunderman Also Present: Sean McCarthy (Building Inspector, Village of Sleepy Hollow) Anthony DelVecchio (Recording Secretary) Announcements: The Chair welcomed Francois Rejeili to the Board. Subdivision Subdivision Bob Reilly is the project architect and is representing this application along with the owners. Bob Reilly gave an overview of the proposed sub-division. He stated that there are 3 tax lots and the applicant owns all 3 lots. He stated that the Planning Board referred the application to the Waterfront Advisory Committee. Bob Reilly referred to a conceptual site plan showing how the site can be developed. The Chair stated that if the sub-division is approved, the development of the lots would not come before the Board since it would be a Type II action. The Chair stated that policy 24(b) is applicable to this application. Doug Maass asked if the small ½ lot is owned by the application. Bob Reilly clarified the lot sub-division. François Rejeili asked why the applicant is sub-dividing the lots. �Elio Ippolito responded that the house has been on the market for 3 years and he has not received a reasonable offer in that time. He stated that by breaking off the excess land, the house is more saleable. The Committee unanimously agreed that this application was consistent with the LWRP. 2) Approval of minutes – The minutes from the November 4, 2009 meeting were reviewed. Doug Maass made a motion to approve the minutes as submitted. Karin Adir seconded. It was approved (Rejeili abstained). 3) Other The Chair stated that there is a rumor that the chain-link fence surrounding the wetlands is being removed. Sean McCarthy responded that he will investigate. There was an open discussion on the Sleepy Hollow Cemetery. Doug Maass asked if the Village has visited the silt traps near Peabody field. Sean McCarthy responded that the DPW was there yesterday. Adjourned at 8:32 pm.
