PRESENT: James Nazemetz, Chairman Robert Barstow Elvira Aloia Rosaria Piomelli Louis Falasca ABSENT: Sean McCarthy Barbara Fina ALSO PRESENT: Janet Gandolfo, Attorney James Margotta, Building Inspector Chairman Nazemetz called the meeting to order at 8:00 P.M. 1. Christine Campbell, 404 Old Broadway-Sign. John Heinzinger, Agent for Ms. Campbell presented affidavit of mailings to the Clerk. Mr. Heinzinger stated that they wanted to remove the old awning which has been damaged and wish to install a new 2 by 8 foot dark green and gold leaf sign. Mr. Heinzinger presented pictures and swatches and stated that the new sign would read "Ichabod's Run". Mr. Nazemetz moved, seconded by Mr. Falasca to open the meeting for public comments. Carried. There being no public comments, Mr. Nazemetz moved, seconded by Ms. Piomelli to clost the meeting for public comments. Carried. All Board members agreed that the sign would look very nice. Ms. Piomelli moved, seconded by Mr. Falasca that the application be accepted as presented. Carried. 2. Robert & Maureen Whalen, 20 Amos Street-Construction of a new Modular residence. Mr. Whalen presented affidavits of mailings to the Clerk. Mr. Whalen presented drawings of the proposed house and stated it would be approximately 24 x 46 and outlined various items for the Board. Mr. Nazemetz moved, seconded by Mr. Falasca to open the meeting for public comments. Carried. �-2There being no public comments, Mr. Nazemetz moved, seconded by Mr. Falasca to close the meeting for public comments. Carried. Discussion followed regarding front porch, rear deck, front entrance way, chimney, side entry, second floor middle window, side walls, railings on porch, side elevations of driveway, garage door, soffit vents, windows in rear and and side of house and sliders on left side of house. Mr. Whalen stated that most of that information was not on the drawings but he would have them and resubmit the drawings taking into consideration all the items mentioned by the Board. He also stated he did not want the house to look like the neighboring houses. Discussion followed regarding his need to go before the Zoning Board for variances if he intends to erect a front porch and a rear deck. Mr. Falasca moved, seconded by Ms. Piomelli to table the matter until the January 22nd meeting of the Board in order to receive more complete drawings. Carried. 3. Augustin Triana, 128 Cortlandt Street-First floor and lower level rehab. Mr. Turnquist present affidavits of mailings to the Clerk. Mr. Turnquist, Architect for the project presented pictures and drawings of the proposed project and stated that the second and third floors are presently a rooming house and the first floor was a bar and restaurant and social club. Mr. Turnquist stated that Mr. Triana wanted to refurbish the whole building. Mr. Turnquist stated that the basement or street level is now a "Deli" and would remain a "deli". He stated that the first floor would be completely renovated and become a restaurant. He stated that Mr. Triana is a "Chef" and has worked at many well known restaurants in the area. Mr. Turnquist stated that the restaurant would be handicapped accessible and conform to Westchester County requirements. He also stated that the parking area would be directly across the street from the restaurant on property owned by Mr. Triana. He stated that the rooming house would be converted into two-two bedroom apartments and two-one bedroom apartments. Mr. Nazemetz moved, seconded by Ms. Aloia to open the meeting for public comments. Carried. There being no public comments, Mr. Falasca moved, seconded by Mr. Nazemetz to clost the meeting for public comments. Carried. Discussion followed regarding type of siding to be installed after renovation, awnings, windows, outside light fixtures, planters, roofing on turret, type of doors and finish of doors. There being no further comments, Mr. Nazemetz moved, seconded by Mr. Falasca to approve the plans as submitted. Carried. �-34. Rodrigues Enterprises, Chestnut Street-Continuation-New Multiple Dwelling. Mr. Turnquist, Architect stated that the applicant would like the matter postponed until the January meeting. Ms. Piomelli moved, seconded by Ms. Aloia that the matter be postponed until the January meeting. Carried. MINUTES Mr. Nazemetz moved, seconded by Ms. Aloia that the minutes of the October 23rd, 1996 meeting be accepted as submitted. Carried. There being no further business to come before the Board, Mr. Falasca moved, seconded by Ms. Piomelli that the same be duly adjourned. Carried. Mr. Nazemetz stated that the next meeting of the Board would be held on January 22nd, 1997 and there would be no meeting in December, due to the holidays.
