Chairman Martone introduced the applicant.
Planner, Andy Tung summarized the plan. He said that he received comments from the
Village's consulting engineer and planner and is working on addressing their concerns. He said
that he will be meeting with Village staff for input. Village planner, David Smith read his
comments and provided a copy to the Board (attached). The applicant will be going to the
Zoning Board meeting on June 17 for a height variance for the three buildings closest to the train
tracks.
Architect's from Hart Howerton were in attendance and responded to questions related to the
landscape plan and building facades. Chairman Martone said that a landscape architect should be
retained to review the plans.
Chairman Martone said that the warehouse design is not consistent with a colonial village. Peter
Johnson from Suncal responded.
No action was taken.

�2) River's Edge Development - Presentation -11 River Street - Amended site plan
Chairman Martone introduced the applicant.
Joe Cotter and Lynn Ward of National Resources provided the Board with a set of plans
describing changes to the original site plan for River's Edge. The appli cant would like to amend
the site plan by adding a restaurant and a lap pool.
Chairman Martone said that the Village Board has requested a recommendation from the
Planning Board because the Village Board will need to amend the special permit.
Chairman Martone pointed out that the restaurant will require additional parking spaces. There
is a concern that the outdoor seating will encroach onto the public river walk. There is a concern
about how the trash will be handled.
Mr. Cotter answered questions from the Board related to the pier.
Mr. Jones wanted confirmation that the width of the river walk will not be reduced from the
original plan. Mr. Cotter assured the Board that the river walk will be at least 12' in width.
Mr. DelVecchio has concerns about the pool including security and public access. He is not sure
why a pool is necessary for this project.
Chairman Martone said that there was enough information to set a public hearing.

Chairman Martone said that a letter will be prepared and sent to the Village Board with a
recommendation. He asked the Board to provide additional comments by the end of the week.
