2) River's Edge Development - Presentation -11 River Street - Amended site plan
Chairman Martone said that full architectural drawings were not submitted in advance of the
meeting making it hard for the Planning Board to make comments.
The returns and plans were submitted at that time. Joe Cotter of National Resources addressed
the Board.

�Chairman Martone said that the best way to proceed was to go down the list of outstanding items
to see if they have been addressed. The items are as follows.
-

The plans for the riverwalk are incomplete
The sidewalk connecting to the street needs to be addressed
A location for the valet parking needs to be identified
The applicant has to show how the loading zone will work
The size and material of the garbage enclosure needs to be shown
Detail for the wall planter needs to be submitted
The new plan should show the utilities
The plan should show the pool stairs and second egress
There needs to be a landscape plan
Lighting for the outdoor dining should be shown
A constancy review is needed for the pier
The Applicant must show an interim parking plan

Mr. Cotter said that he believes the plans address these items.
Chairman Martone notified Mr. Cotter that if the interim parking plan shows less parking spaces
than what is on the original site plan, it may affect the number of C.O's that can be issued.
There was a question about what will happen to the sales office when it is no longer needed. Mr.
Cotter said it will likely become a community room.
Mr. Cotter said that the second egress would used as an exit only for security reasons.
Mr. Natarelli had concerns about storm water management. He asked about a health department
permit for the pool.

Chairman Martone said that due to the lateness of the plans being submitted, the Board is not
prepared to make a decision. The Planning Board cannot meet on its normal day next month, but
could meet on August 6. The applicant is available that day.

�3)Lighthouse Landing Venture, LLC. - Continued Presentation - 199 Beekman Avenue
Chairman Martone introduced the applicant.
Planner, Andy Tung introduced representatives from Edge on Hudson. He said that the Zoning
Board did not meet this week and so a decision on a height variance has not yet been made. He
said that all of the comments made by the Board and consultants have been addressed. Mr. Tung
gave an overview of the project. The applicant is seeking site plan and sub-division approval for
phase I of the Edge on Hudson project. The proposed site is 24 acres in size with approximately
300 housing units. The buildings will be LEED certified.
There was a discussion about light fixtures and benches along the public areas.
Mr. Aridas asked how the storm water would be managed along the Ichabod's Landing buffer
zone. Mr. Tung responded.
Chairman Martone said that there is enough information to set the public hearing. He said that
he expects the Zoning Board will meet before the Planning Board meeting in September.
