�1) Lighthouse Landing Venture LLC, Edge-on-Hudson - Review 199 Beekman Avenue,
Draft Resolution
A draft resolution for site plan approval and preliminary sub-division approval for Edge on
Hudson was provided to the Board for review.
Planning consultant, David Smith gave a history of the approval process and summarized the
terms listed in the resolution. Mr. Smith said the final resolution will include all submissions.
findings, conditions, consistency review, design guidelines and phasing.
Attorney Clinton Smith recited the modifications that were made to the resolution during the
Planning Board's work session.
Motion to approve the Edge on Hudson Resolution as amended.

2) Maken Landing Development LLC - 545 North Broadway. Continued Public Hearing
The applicant was not present. The applicant has missed several meetings and so the Board
asked Sean McCarthy to get an update on the status of the application.
3) Shroba Vincent Living Trust - 81 Sleepy Hollow Road. Public Hearing
Chairwoman Santo started the discussion.
Motion to open the public comments:

Vote: 7-0

Steve Schroba represented the application and addressed the Board. The survey at 81 Sleepy
Hollow Road and 191 Webber Avenue does not accurately depict the property lines and a lot line
adjustment is needed. The lot line needs to be adjusted by approximately 10 feet. A variance
was given a couple of year's ago, but never acting on.
There were no other comments.

4) Open Door Medical Center, Inc. - Discussion, Request for extension of Site Plan
Approval for 300, 310 and 316 North Broadway
Attorney, Adam Wekstein represented the applicant. Mr. Wekstein asked for an extension of site
plan approval for 300, 310 and 316 North Broadway. The current site plan approval expires
November 20, 2015. The delays are due to the need complete the engineering for the interior of
the buildings and in getting a permit from the New York State Department of Transportation.
The Board had no objection to granting a time extension to Open Door.
Motion to approve a one year time extension for site plan approval at 300, 310 and 316 North
Broadway.

5) A &amp; L Properties, Inc - Preliminary Presentation, 15 Katrina Avenue, Subdivision and
proposed two family house and Proposed Parking lot Gordon Avenue and Katrina Avenue
Chairwoman Santo combined the two agenda items related to A &amp; L Properties, Inc.
Architect J.B. Hernandez represented the applicant. Mr. Hernandez introduced Antonio
Rodrigues who owns the property. Mr. Hernandez summarized the plan, which involves
properties at North Broadway, Katrina Avenue and Gordon Avenue. The plan is for a two family
residents and expanded parking lot. Lots along Katrina Avenue will need to be sub-divided. The
parking lot currently has 12 spaces. The new lot will have 35-38 parking spaces. Mr. Hernandez
is proposing a second floor at 340 North Broadway.
Ms. Spiro had a question about parking and what the second floor will be used for. Mr.
Henandez said that it may be used for self-storage or office space.
Mr. Aridas asked if the house next door would be affected. Mr. Hernandez responded no.
Mr. DelVecchio asked about the lighting in case the self-storage is open 24 hours.

�Mr. Jones asked about the intended use at 340 North Broadway. He said that the applicant has
shown plans for only two of the three two parcels.
There was additional discussion of the intended use and parking. This was a preliminary
presentation and much of the detail is not yet available. Mr. Hernadez said he will provide more
information at the next meeting. Mr. McCarthy said that the applicant would eventually need to
go to the Zoning Board for variances.
The matter was adjourned.
6) Craig A. Laub - 33 Kelbourne Ave.
There was a discussion about a tree permit appeal submitted by Craig Laub of 33 Kelbourne
Avenue.
