�Announcements
Chairwoman Santo moved the Sleepy Hollow Local Development Corporation to the top of the
agenda.
1) Sleepy Hollow Local Development Corp. - 60 Continental Street, Preliminary
Presentation
Sleepy Hollow Local Development Corporation (SHLDC) Chairman, David Schroedel addressed
the Board. Mr. Schroedel said that the SHLDC has been contacted by a company looking to
dispose of approximately 100,000 yards of clean fill. The east parcel property will require clean
fill in order to be redeveloped and so this may be an opportunity for the SHLDC. The fill will be
delivered at no charge. Mr. Schroedel will submit a more formal plan at the next Planning
Board meeting.
2) Lighthouse Landing Venture LLC, Edge-on-Hudson -199 Beekman Avenue, Resolution
The final resolution for site plan approval and preliminary sub-division approval for Edge on
Hudson was provided to the Board. The resolution was previously approved and is ready for
Chairwoman Santo to sign.
3) Maken Landing Development LLC - 545 North Broadway. Continued Public Hearing
The applicant was not present and so the matter was tabled.
4) Shroba Vincent Living Trust - 81 Sleepy Hollow Road. Resolution
The project is a lot line adjustment. The applicant was not present. Mr. Jones requested tabling
the matter until a survey is provided along with written permission from the neighbor.

5) Yvonne Adams -138 Webber Avenue. Discussion.
The project is a tree permit appeal. The applicant was not present. Chairwoman Santo suggested
that the matter be tabled. There was a discussion about requiring an arborist report to confirm
that the tree in question needs to be removed.

�6) Historic Hudson Valley - 381 North Broadway. Discussion
The applicant previously requested an adjournment.
7) Tappan Zee Constructors, LLC/ Edge-on-Hudson - 199 Beekman Avenue. Preliminary
Presentation
Clyde Joseph of Tappan Zee Constructors addressed the Board. Tappan Zee Constructors would
like permission to use a portion of the Edge on Hudson property for parking and to bring
concrete fill onto the site. Phase one of the project is to permit 375 parking spaces on the site. It
will also include the construction of a temporary dock that will take workers out to the bridge.
This phase is expected to run until June, 2017. At that point, the site will transition from a
parking lot to a fill operation. Concrete from the old Tappan Zee Bridge will be brought to the
site and converted to fill. The Board had concerns about traffic, noise and how the request will
affect the Edge on Hudson project. Peter Johnson of Edge on Hudson commented and said that
the timing of his project will not be affected. The Board requested from Mr. Johnson, a timeline
on how his project will be phased. The Board asked if the material will be tested. There was a
discussion about whether or not the Village Board has to first approve a special use permit for
this project.
8) Approval of Minutes - October 22, 2015
Motion to approve the minutes of the October 22, 2015 Planning Board meeting

The next Planning Board meeting will be a work session on December 10, 2015 at 7:00pm.
