The meeting was called to order at 8:00pm by Chairman Eliot Martone.

2) Lighthouse Landing Venture, LLC. - 199 Beekman Avenue - Public Hearing
Chairman Martone read the public notice.
Planner Andy Tung introduced Peter Johnson, Peter Chavkin and Jonathon Stein of Lighthouse
Landing Venture's LLC. Mr. Tung summarized a proposed plan to stockpile clean fill at 199
Beekman Avenue. Lighthouse Landing Venture LLC needs an estimated 250,000 cubic yards of
fill for surcharge and for site work. The material is expected to be trucked onto the site possibly
from a construction site in Valhalla. Mr. Tung provided a preliminary plan showing where the
material will be stock piled, which will encompass an area of about 9 acres. Lighthouse Landing
Venture LLC is seeking a permit in case clean fill becomes available.

�Peter Johnson spoke. He said that the Beekman Avenue Bridge is not equipped to handle the
weight of the truck traffic. As a result, a temporary bridge will be constructed over the Beekman
Avenue Bridge. This will avoid the need to go through Tarrytown.
Mr. Aridas asked how long it will take to build the temporary bridge. Mr. Johnson said 4 to 6
weeks.
Mr. Natarelli requested an engineering plan and storm water management plan.
Chairman Martone asked what the temporary bridge will be rated. Mr. Johnson said 20 tons.
Mr. Jones asked about potential damage to Beekman Avenue. Mr. Tung replied by saying that
Lighthouse Landing LLC would be responsible for any damage caused by the truck traffic.
Chairman Martone said that traffic mitigation will be needed. He requested improvements to the
south parcel parking lot including new fencing and striping.

James West asked why a temporary bridge was necessary. Mr Johnson explained that the
Beekman Avenue Bridge can only handle 12 tons.
Steve Maceyak owns nearby Bridgeview Tavern and supports the project.
Ken Wray is pleased that the applicant found an alternative to using the H-Bridge in Tarrytown.
Melissa Michael is on the Ichabod's Landing Board and supports the project. Ichabod's Landing
will be shielded from the activity by using fencing and wind screens.
