PLANNING BOARD MEETING -APPROVED
October 22, 2009
The meeting was called to order at 7:58 pm by George Tanner, Chairman. The Chair noted that a
quorum was present.

Proposed bakery manufacturing-

Jerry Galiano is the owner and is representing this application.
Jerry Galiano stated that the business would be locating from the Bronx to Sleepy Hollow to
expand their operations. He stated that all baking will be made on-site.
There was a discussion regarding large truck deliveries.
The Chair asked where the large deliveries would be unloaded.
Jerry Galiano stated that the deliveries would be stored in a silo. He discussed how these
deliveries would be made.

�The Chair expressed some concerns about emergency access during delivery times.
Jerry Galiano responded that the delivery times are very early in the morning and can be altered.
Jerry Galiano stated that they are relocating from Arthur Avenue to Sleepy Hollow because there
are limited expansion capabilities in the Bronx. He stated that over 20% of the business is retail.
Gary Malunis asked about noise in the community.
Jerry Galiano stated that they are very sensitive to the community. He stated that in their current
location, they have never had complaints regarding noise or traffic.
Hugh Jones asked about the site parking requirements.
Sean McCarthy stated that the parking requirements are broken up into retail and manufacturing.
He stated that 8 spaces are needed for the retail space.
Hugh Jones responded that 2 spaces are in tandem.
The Chair stated that the site plan should be amended to add employee parking in the area where
the vans will be parked overnight.
The Chair asked if the Board had any questions.
There were none.
Ed McCarthy made a motion to declare the Board as the Lead Agency. Gary Malunis seconded.
It was unanimous (5-0).
The Chair stated that the applicant needs to get the approval of the Waterfront Advisory
Committee. He also stated that the public hearing should be scheduled for the next meeting.
This was adjourned to the next meeting.

2) Laurentino Rodrigues

49-51 Chestnut Street

Proposed mixed-use bldg -

Luigi Demasi is the project and is representing this application along with the applicant.
Luigi Demasi stated that the required parking spaces will be provided on-site. He stated that variances
will be required for the remainder of the site. He also stated that the lot is an oversized lot. Lastly, he
stated that the required variances include front yard, side yard, FAR and rear yard setbacks.
The Chair asked about the parking requirements for the building.
Sean McCarthy stated that the parking requirements for this structure are based on a 2-family house. He
stated that only 2 parking spaces are required.
