John Hughes said he ould correct them and they decided to hold off

1.

Matter of final subdivision of the premises located at 25 'Tappan

Avenue, North Tarrytown, New York.
Jim Margotta has concerns that on the 3rd lot, the road frontage is
not shown on the drawings.

That road will have to be extended and will

have to be put in according to the Village specifications.

R o n Turnquist,

the architect for the Colabella Contracting Co., states that h e has
obtained all the required variances.

There is a drop at the westerly

portion of the lot and he proposes that the road extend 14 feet.

Jim Margotta would like the planning

board to approve this first, not the zoning board.

The planning board

is concerned about how far the road will go and that the access is safe
and adequate.

The Board questions the practical access and the need

for a barrier at the end of the road.

Mr. Turnquist is upset he would

like to start the project within the next month or two. He wants to
get this moving.

Mr. Windas suggests a representation of the plat plan

The Zoning Board wanted as much

parking as possible but deferred to the Planning Board whether they
want some landscaping in the front of the building.

Mr. Walsh said

he will be willing to do whatever the Planning Board wants on this parking
problem.

Whether or not the parking is lowered is immaterial to his

client.

Mr. Galgano wants to know how many spaces are on the project.

Mr. Walsh said they have 26 spaces, 5 spaces are along the wall but
they only need 3 so they have 2 extra spaces.

He would like to know

if the Planning Board wants a lawn and trees there.

The Residents seem

to be concerned about parking spaces more than screening, but Mr. Walsh
said it is entirely up to the Board about what to do.

Mr. Wiedle has

Mr. Walsh said whatever they build or plant will be guaranteed.

The

board has a question again about the 5 parking spaces and access for
the fire and ambulance there.

Mr. Walsh said the fire department

feels they can get in and out comfortably.
The fire department did have a question about the fire hydrant and ask
Mr. Walsh again after their next meeting.

Mr. Galgano had a question

about the run off.
Mr. Lackowitz also had a question about the site drainage, is this sufficient.
Mr. Lackowitz said the roof drainage is all taken to the driveway and
the paved area is all going to be storm drainage.
Mr. Marsella said they are going to light the entrance way and the parking
areas and there will be no glare.
Mr. Walsh would like to discuss the approval of the site.
