Dear Mr. &amp; Mrs. Guanerl:
A meeting was held on February 19, 1981 by the North Tarrytown Planning
Board to consider the application of Eugene and Catherine Guaneri for the
sub-division of lot designated on the Village of North Tarrytcwn Assessment
Map as Section 14, Block 2, Lot 1-T.
After review of survey plans and assessment records in accordance with
the preliminary plat procedure, the following reservations need to be
resolved before further action can be taken:
A. Assessment records indicate that referenced lot 14-2-1T includes
19,421 total square fee. Therefore, two lots of minimm 10,000 square feet are
not attainable and required to meet zoning regulations for District R-2.
B. Refer to lot #1 of submitted survey on subdivided section 14-2-1T.
Does structure cover more than 20% of the lot?
C. Refer to lot #1 of submitted survey on subdivided section 14-2-1T,
rear lot line is to be 25 feet minimm from rear line of the building.
D. Refer to lot #2eof submitted survey on subdivided section 14-2-1T,
building structure placement on lot #2 needs to be defined to assure front,
side (each) and rear lot lines of zoning regulations are adhered to, along with
lot coverage.

as It relates to utility easements to each lot.
In accordance with Subdivision Regulations, Article III, part 3 of the
above ventured pre-requests along with other reservations that may become
known require approval before the application can be moved to the final
plat.
