Present: Don Stever, Chairman Elvira Aloia Paul Wichmann Barbara Fina Carter Sackman Sean McCarthy Absent: None Also Present: Nicholas Ward-Willis (Keane & Beane/Village Attorney) Dave Smith (Saccardi & Schiff/ Village Planners) Chairman Stever stated that the purpose of the meeting was to review the application of Spectrum Communities. John Slaker, Landscape Architect, presented Plot Plan showing landscape architecture for the house and how various items will be planted and stated he has studied Lots 1 and 2 and how the landscaping will be viewed from County House Road. Mr. Slaker stated that the house would be lowered into the ground in order for proper drainage that a retaining wall would be built to make the grade the same. A second wall about four feet high, another wall three feet high will also be built. He stated that Colorado Spruce trees would be planted along with evergreen shrubs and dog wood trees creating a buffer along County House Road. Mr. Sackman asked what they could do to make the house appear lower. Mr. Sullivan stated they had pivoted the house to make it appear to blend into the terrain, and give a lower appearance. He stated that once the landscaping was completed it would give a softer appearance and lower the height of the house. Mr. Sullivan stated they would be willing to lower the pitch of the roof if the project was allowed to proceed. Mr. Sullivan stated it was their intention to come back before the Board so they could show the various types of homes to be built. Mr. Sackman stated the Board was very concerned about the houses blocking views of other houses, the height of the house, the styles of the houses yet to be built and if they were similar to the houses already built. Mr. Su11ivan spoke about the various times they have �been before the Board regarding similarities of the houses and they felt they have made changes so that the houses are not alike. The following are the findings and determinations made by the ARB on the matter (see attached). There being no further business to come before the Board, Ms. Fina moved, seconded by Mr. McCarthy that the same be duly adjourned. Carried.
