RESOLUTION:

SITE PLAN AND PRLIMINARY SUBDIVISION PLAT:
CONDITION AMENDMENT

WHEREAS, the Planning Board of the Village of Sleepy Hollow (the Planning Board)
adopted a certain Resolution for Site Plan and Preliminary Subdivision Plat Approval for Phase 2
of the redevelopment of the former North Tarrytown General Motors Assembly Plant site located
at 199 Beekman Avenue, to be known as Edge-on-Hudson, to Lighthouse Landing Communities,
LLC ("the Applicant") on December 20,2018 (the December 2018 Approval Resolution); and
WHEREAS, Condition 1 of the December 2018 Approval Resolution provides that:

This approval shall expire if the following modifications and conditions have not
been completed to the satisfaction of the Planning Board and the Village Building
Department: submission of a satisfactory building permit application for building
construction within one year of the date of the adoption of the site plan approval,
subsequent construction commencing within six months of the date of building
permit issuance and thereafter diligently pursued and construction completed
within two years of the issuance of the building permit. Opportunity for extensions
of the site plan approval to be granted for good cause by the Planning Board at the
request of the Applicant for periods of six months each.

And
WHEREAS, the Applicant and or its affiliates, agents, and contractors are currently
working on the preparation of the necessary materials to be submitted to the Building Department
to apply for building permits for work on the redevelopment; and
WHEREAS, Sleepy Hollow Residences, LLC and Lighthouse Landing Communities,
LLC, ("the Applicants") submitted correspondence to the Village dated October 23, 2019
requesting a six-month extension of the original approval which includes both Blocks F and H;
and

�WHEREAS, the Planning Board has visited the redevelopment site and is familiar with the
work on the redevelopment:
NOW, THEREFORE, BE IT
RESOLVED, that having reviewed the entire record of the December 20, 2018 Approval
Resolution and the previously approved Special Permit and Riverfront Development Concept Plan
for the redevelopment, the Planning Board hereby grants the Applicant's request for an extension
of the December 20, 2018 Approval for a period of six-months; and, be it further
RESOLVED, all other conditions identified in the Village Board's June 7, 2011 Special
Permit and the Planning Board's December 20,2018 Site Plan Approval shall remain in full force
and effect.
