December 18, 2019
Chairman Timothy Judge called the meeting to order at 8:00 pm.
Present:

Chairman Judge read the agenda.
1. Robert and Gail Saldis, 165 Webber Avenue, Proposed sunroom addition - Public

Chairman Judge read the public notice and listed the documents submitted by the applicant.
Chairman Judge asked Pamela Kroll to confirm that all of the mailing receipts have been
received.
Pamela Kroll stated that all of the mailing receipts have been received.
Chairman Judge invited the applicant to present the application.
Sheridan Campiglia is a Project Manager from ARGHT Design Group, Inc. representing the
owners of 165 Webber Avenue. Mr. Campiglia stated that it is proposed to build a sunroom
addition where the front yard and side yards of the existing house do not comply with the Zoning
Code requirements. The proposed sunroom will be an unheated, 10 feet by 12 feet structure
constructed at the rear of the property. The structure will not increase the impervious surface
area. The application proposes to modify the kitchen to provide access to the sunroom. It will not
be visible from the front of the house.
Chairman Judge solicited questions from the Board.

�Alex MacFarlane questioned if the neighboring properties have similar sunrooms.
Sheridan Campiglia stated that the neighbor to the left and the right have similar sunroom
additions on their properties. The proposed sunroom will not be visible from the street. There is
an existing storm patio proposed for removal to construct the sunroom in its place.
Chairman Judge asked if the exterior will match the existing.
Sheridan Campiglia stated that the proposed siding and roofing will match the existing house.
Motion was made open the public hearing.

Chairman Judge solicited comments from the public.
There were no comments from the public.
Motion was made to close the public hearing.

Chairman Judge asked Pamela Kroll if any correspondence was received from the public
regarding the application.
Pamela Kroll stated that no comments were received from the public regarding the application.
Motion was made by Chairman Judge to approve the area variances as requested based on the
following criteria:
1. Granting of the area variances will not produce an undesirable change in the character of
the neighborhood or a detriment to the nearby properties as neighboring properties have
similar sunroom additions.
2. The benefit sought by the Applicant cannot not be achieved by an alternative method as
there is only one area on the property that allows for the construction of a sunroom
addition.
3. The proposed variances are not substantial due to the pre-existing non-conformities of the
property.
4. The proposed variances will not have an adverse effect or impact on the physical or
environmental conditions in the neighborhood.
5. The alleged difficulty is not a self-created hardship.
Chairman Judge stated that the application meets the requirements for a Type II action under
SEQRA 617.5.
