New Application

This application required variances for lot size and lot width, which were previously
approved by the Zoning Board. Frank Tancredi, architect and Matthew Weidner,
homeowner represented this application.

�Frank Tancredi submitted photographs of the existing structure. He stated the applicant
would like to raise the garage roof and construct a study/meditation room. They will
extend the dormer in the front to blend into the new mass of the structure. In the rear they
are proposing extending the family room and then adding a new deck.
The applicant may possibly change the garage doors depending on the cost. The entire
house will have a new roof, siding and new replacement windows. The siding will be
Hardie board in a shade of white to blend in with the existing granite stone on the house.
Mr. Tancredi stated the front porch would be constructed in a mahogany material and most
of the trim would be Azek. They will demolish an existing greenhouse in the rear of the
house to extend the family room seven feet. This will allow them to extend the basement to
make it a walkout basement. The basement will be finished at a later date.
Sean McCarthy asked if the whole house would be re-sided. Mr. Tancredi stated they would
be using Hardie shakes unless it is cost prohibitive. Sean McCarthy suggested using shiplap
throughout and just using the Hardie shake for decorative elements. Mr. Tancredi stated
they would consider that option.
Sean McCarthy asked if the louver was functional. Mr. Tancredi stated it was not
functional. Mr. McCarthy suggested putting a return gable at the top, which increases the
pitch of the roof and adds a nice detail. Mr. Tancredi stated he would consider the gable as
an option.
The Board agreed the applicant could side the house as planned or use clapboard on the
entire upper level with the exception of the garage level, which would be Hardie board.
Mr. Tancredi informed the Board that there was a tree within 10 feet of the house. Mr.
McCarthy stated the applicant should include that on the permit.
Sean McCarthy asked if there were any public comments. There were no comments.
Mr. McCarthy stated the applicant could submit an application for a building permit with
the conditions stated.
4) Mary Linder

New Application

Emilio Escaladas, architect, Mary Linder, homeowner and Greg Beyl, contractor
represented this application.
Mr. Escaladas stated the application was for finishing the entrance to the house and the
canopy over the entrance platform. Mr. Escaladas indicated the new entrance on the plans.
They are proposing columns for the front, which will be constructed out of a composite
material such as Azek, with a flat roof to protect the front door and flagstone for the
platform.

�Mary Linder stated they would also be building a flagstone patio over an existing concrete
patio. Discussion ensued regarding the location of the existing patio and the design for the
new flagstone patio.
Sean McCarthy asked about the height of the patio walls. Greg Beyl stated they were
approximately 16 inches high. Mr. McCarthy asked if the pergola shown on the plans would
be constructed. Mary Linder stated it would not.
There was discussion regarding building a structure that extends into the lot next door that
is also owned by the applicant. Sean McCarthy stated that since both lots were adjoined
they could build onto the other lot. The only concern the applicant needs to address would
be any easements or removal of any structures if the lot is divided and sold at a later date.
Mary Linder stated her concern about the tree that is less than 10 feet from the house. She
wanted the Board to be aware that she does not want the tree to be taken down.
Greg Beyl asked if they constructed the stone patio at grade on the lot, would that have to
be included on the building permit. Sean McCarthy stated that should be included in the
application to the Building Department because they have to provide the necessary
drainage for any hard surface but they don't have to reappear before the Architectural
Review Board.
Sean McCarthy asked if they would construct the columns or install pre-fabricated columns.
Greg Beyl stated they would buy prefabricated square columns as well as the post on top of
the columns.
Krista Callaghan asked the dimensions of the columns. Mr. Escaladas stated they would be
standard 10 x 10 columns. Sean McCarthy inquired as to the height of the columns. Mr.
Escaladas stated they were approximately 8 feet high. Mr. McCarthy asked if there were
pilasters against the building that align with the columns. Mr. Escaladas indicated the
pilasters on the plans.
Sean McCarthy asked about the rail system on the top that has double posts. Mr. Escaladas
stated they are trying to maintain the space of the posts and recognize the window above.
There was discussion about using double columns or eliminating the double posts on top of
the columns. Mr. Escaladas stated that double columns would be too thick and he felt this
was the correct proportion for the massing of the structure.
Sean McCarthy suggested that the entablature not go beyond the face of the column
otherwise the structure appears top heavy in relation to the column width. The centerline
of the beam should be the centerline of the column.
Sean McCarthy asked if there was a gutter for drainage. Mr. Escalades stated they thought
about running it down the column. Greg Beyl asked if the Board would approve 12 x 12
column width. Mr. McCarthy stated they would have to figure out how to get the drainpipe

�through the beam above. There was discussion about drainage. Greg Beyl stated the
drainage would be concealed.
Greg Beyl asked about the lighting in the roof. Sean McCarthy stated he had no objection to
a fixture hanging down from the roof of the canopy because there was enough room.
Krista Callaghan agreed with Sean McCarthy regarding the proportion of the column to the
proportion of the entablature. Mr. McCarthy suggested the applicant plan for the column
width so it doesn't extend out over the platform width.
Sean McCarthy asked if there were any comments from the public. There were no
comments.
Mr. McCarthy stated there was enough information for the applicant to submit an
application for a building permit.

5) Jean-Pierre Latrille

261 HarwoodAvenue

New Application

Yolanda Latrille, homeowner, and Demetrious Demetriou, architect, represented this
application. The application is for an addition to a single-family residence. They are
increasing space on the second floor without making it look like a huge structure.
Mr. Demetriou stated they would be using the same material, cedar shake siding but with
the addition of clapboard on the gables. They are using the detail on the garage and
introducing it in other places to keep a unity of design. They do not want to make the
house look like a three story brownstone so they scaled back the facade on the east side of
the house to make it less imposing.
Krista Callaghan asked about the existing roofline. Mr. Demetriou indicated this on the
plants. He stated it was eight feet to the peak of the roof from the attic. Mr. Demetriou
stated the structure currently has a true attic space but the new design would only have
enough space for the electrical. The plans show a master bedroom ceiling that is higher
since four gables intersect for a dramatic look.
Mr. Demetriou stated that the current siding is perfect cedar shakes and they would like to
change the siding on the garage side and they are proposing a window in place of the
current vent on the gable above the garage.
Sean McCarthy asked about the chimney and why it doesn't show on the roofline. Mr.
Demetriou noted that for the plans. Mr. McCarthy asked if the chimney would be brick. Mr.
Demetriou stated it would be brick. Mr. McCarthy asked about the chimney in the middle
of the house. Mr. Demetriou stated it was only for mechanical purposes and not a
functioning fireplace.

�Sean McCarthy asked about the material under the windows. Mr. Demetriou stated it was
roofing material. The windows are casement windows. The upper windows would read as
dormers so as not to make it look like a second floor.
Sean McCarthy asked about extending the plane of the wall on the south side of the house.
Discussion ensued about the roofline and the mass of the building. Mr. McCarthy asked if
one could see the bottom of the house from the street. Yolanda Latrille stated they would
not be able to see much of it.
Mr. McCarthy suggested moving the roofline and wrapping it so that it terminates into the
house. Mr. Demetrious agreed to keep the overhang garrison detail and remove the roof on
that side.
Sean McCarthy asked if the materials are indicated on the plans. Mr. Demetriou stated they
were. Mr. McCarthy asked about the second floor windows. Mr. Demetriou stated they
would be Jeld Wen windows to match the same style as the existing windows.
Krista Callaghan asked if the colors would remain the same. Mr. Demetriou stated they
would.
Mr. McCarthy asked if there were any public comments. There were no comments.
The Board feels there is enough information for the applicant to submit an application for a
building permit.
6) Approval ofMinutes

The Board approved the minutes for April 24, 2013 with a minor amendment.
The meeting was adjourned at 9:17pm.
