William Simeoforides, architect and Laurentino Rodrigues, property owner represented
this application which is a continuation of a proposed three story mixed use building.
Mr. Simeoforides stated the following changes to the plan:
• Reduce the height of the tower by five feet.
• Removing the third floor and opening the second floor to create a higher ceiling.
• Set back the elevation of the tower on the Depeyster Street side of the property.
• Install planters along the sidewalk on Depeyster Street.
• The courtyard entrance on Depeyster Street will be four feet high with lights on
either side.
• Add a 42-inch railing to the courtyard wall and mailboxes for residential units.

�Addition of free form planter in the middle of the courtyard as well as the side that
overlooks the adjoining property.
Addition of seating area in the courtyard.
Proposed garbage/recycle area in far corner of courtyard.
Front elevation changes on Valley Street.
Proposed brick facade on tower section, foundation wall on Depeyster Street and
base of residential tower.
Proposed stucco finish for remaining portions of the building.
Windows in commercial area would be storefront to the ground with overhead
awnings.
Wall sconces added to columns and accent lighting for signage.
2 x 2 pavers in a sandstone color in the courtyard.
Stucco color would be Belgian Waffle (yellow tone) and trim color would be Oyster
Shell (white).
Red brick color for the brick portions of the building.
The roof color over the tower and the residential area would be metal, standing
seam green color.
20-inch high, steel planters for garage area with possible 2-foot fence behind the
planter.
12 or 8-inch planter boxes along Valley Street.
Changed entryway to residential area.
Addition of arch over main garage entrance on Valley Street.
Krista Callaghan asked about the garage entrance. Mr. Simeoforides stated there would be
no gate; just security cameras and the garage opening would be 20-feet wide. Discussion
ensued regarding the width of the driveway opening and possible gate for the garage.
Sean McCarthy asked about a gate design. Mr. Simeoforides stated he thought it should be
an aluminum material. The Board agreed the garage area could remain open but if a gate
was installed it should be more decorative and not higher than four feet. Mr. Simeoforides
stated the rail system would be tubular rail. The Board asked the applicant to propose a
design and submit sample ideas for the gate.
Krista Callaghan asked about the accent lights over the garage door. Mr. Simeoforides
stated they were decorative lights. He also stated there would be lights at the entrance to
the courtyard. All lighting would be of similar style and materials; either brushed
aluminum or a rustic type of metal. The Board asked for lighting design in addition to the
gate and rail design.
Sean McCarthy asked if the storefront was brushed aluminum. Mr. Simeoforides stated
residential and storefront windows would be aluminum but possibly a dark, green hue. Mr.
McCarthy asked if the trim would be similar to the metal roof color. Mr. Simeoforides
stated the color of the window trim is Hunter Green.

�Mr. McCarthy asked if the curved arch over the garage was metal. Mr. Simeoforides
responded it was metal and also the residential entrance and the tower.
Mr. McCarthy asked if the proposed awnings would be fabric. Mr. Simeoforides stated it
would be fabric. Mr. McCarthy suggested the awning material be the same color and
material as the trim and the roof.
Mr. McCarthy asked about the signage over the entryway to the commercial portion. Mr.
Simeoforides stated it would be recessed masonry; stone inset on real brick. The Board
asked the applicant to provide a sample of that material. Mr. McCarthy suggested
incorporating the signage into the lintel over the opening to eliminate the brick between
the storefront and the sign and continue that style sign on the Depeyster Street side of the
tower to make that side also look like an entry. He also suggested eliminating any signage
over the garage entrance and adding lighting underneath the soffit.
Mr. McCarthy suggested softening the edge of the building with plantings. He also
suggested making the materials on the tower the same from top to bottom on both the
Valley Street side and the Depeyster Street side.
Mr. Rodrigues stated he would put 54 Depeyster Street sign on the residential entrance.
The Board asked the applicant to submit the signage design and the location for that sign.
Mr. McCarthy suggested more planting areas and green space next to either side of the
residential entrance in the courtyard. He asked about the space for garbage and recycling.
Mr. Simeoforides stated there would be a space for residential garbage/recycling in the
courtyard and the commercial garbage/recycling would be in the garage. The Board asked
for the exact locations of these areas.
Jose Chevere, 70 Depeyster Street, asked about the staircase to the tower. Mr. Simeoforides
stated the third floor tower space had been removed along with the staircase.
Sean McCarthy asked about the mechanical equipment. Mr. Simeoforides stated it would
be behind the front parapet of the flat section of the roof on the Valley Street side. The
Board stated that the mechanicals should be hidden from view as much as possible even
when viewed from the higher elevation on Depeyster Street.
Krista Callaghan asked about the color of the roof on the residential portion of the building.
Mr. Simeoforides stated it would be a charcoal gray color. Ms. Callaghan suggested the
stucco color be less of a peach colored hue. Sean McCarthy asked about the brick color. Mr.
Simeoforides stated it would be Williamsburg red color. The Board asked the applicant to
provide a sample board of all colors and materials for the project.
Sean McCarthy asked if there were any other public comments. There were none.
The Board closed the public hearing and continued this matter until the architect submits
revised plans.

New Application

Frank Tancredi, architect, represented this application for an informal review by the
Architectural Review Board. He stated this project needed Zoning Board approval for a
non-conforming lot as to width and area.
The proposal is for an addition to a two-story, stucco house with a slate roof. The ground
floor living space would be extended to provide a family room off the dining room and add
a pantry and an entryway to the kitchen area. The deck would become smaller to make
more interior living space. The doors to the deck would be matching Frenchwood style
doors.
The second floor bedroom areas would be reconfigured for two new bedrooms and access
to the attic would be provided through the closet areas in the bedrooms. The master
bedroom would be relocated to the ground floor/basement area with a walkout to the yard.
The existing garage would be relocated to the back of the house and a laundry area and
entry foyer/mudroom would be created on the lower level.
The copper roof element from the front of the house would be brought to the rear of the
house. The roof would be slate with copper flashing and drips. The material for the
addition would be stucco to match the existing house. The deck would have traditional
posts and balusters.
Sean McCarthy asked about the angle of the roof on the north elevation that wraps around
the west side. Mr. Tancredi stated the angle would be more pronounced, not sloping.
Discussion ensued about rooflines on Tudor-style homes.
The Board is in favor of the style of materials chosen for this project. The applicant will
return to the Board for formal approval once their Zoning Board application has been
approved.

3 ) Anna Komorowski

9 Hemlock Drive

New Application

Sean McCarthy stated that this application had received Zoning Board variances this month
for an addition.
Sid Schlomann, architect and Anna Komorowski, property owner, represented the
application. This proposal is for an addition over an existing garage and a deck in the rear
of the property. The lot is non-conforming and the deck is visible because it is a corner lot.
The Zoning Board had approved the proposal with a contingency that the owner reduce the
deck by two-feet. The applicant presented photographs to the Board.
Mr. Schlomann showed the proposed elevation for the front of the property and the

�setbacks. The new roof would be aligned with the existing roof and they would match the
materials currently on the house. The windows would be Anderson Woodwright, white to
match the existing windows. There would be no shutters over the addition portion of the
house.
The new deck is 30-32 inches above grade and would be gray Timbertek composite with a
white railing and posts, also of a composite material.
Mr. McCarthy asked if lattice would be installed underneath the deck. Mr. Schlomann
stated there would be more landscaping, no lattice.
The Board approved the setback of the addition and the amended deck plan.
Mr. McCarthy asked if there were any comments from the public regarding this application.
There were no comments from the public.
The Board stated there was enough information for this applicant to apply for a building
permit.

4 ) Elsa Heras

1 6 6 Cortlandt Street

New Application

Brandon Miller and Pedro Cardenas represented this application. They handed the board
the returns for the notices. They are proposing a banner style sign above an existing
awning. The banner material would be stretched over a frame.
Mr. McCarthy informed the applicant that Village Code does not allow this type of sign. It
must be a dimensional-style sign, with either raised or recessed lettering.
The Board reviewed the composition of the sign. Krista Callaghan stated there were four
different font types with multiple colors. Sean McCarthy asked for a translation of the sign,
which was in Spanish. Mr. Cardenas stated the name on the sign meant mountains and it
also stated "eat like at home" and "delicious and healthy".
Sean McCarthy stated it was not necessary to have pictures of food on the sign. Krista
Callaghan stated the applicant should verify the size of the letters with the Village's sign
code. Mr. McCarthy suggested the name of the restaurant on the sign with restaurant/deli
underneath.
Brandon Miller inquired about color scheme for the sign. Mr. McCarthy stated a couple of
colors are fine but they should complement the architecture and color of the building. The
Board stated they could use a banner style sign as a temporary sign for 30 days but it
would have to be smaller than proposed.

�5) Gerarda Rella/DBA

New Application

Steve Chester from Signs Inc. represented this application for a new sign for legal services
at 16 New Broadway. He stated the location of the sign and its' size would remain the
same. The proposed sign would be one-inch PVC, double-sided, raised panels, and
burgundy color with painted gold leaf lettering. The current signposts would be repainted.
The Board suggested the following changes:
• Including the building number on the sign if it is not on the building.
• Removing the Workers Compensation advertising from the sign and adjusting the
size of the lettering.
• Changing the color scheme to forest green with gold leaf lettering so the sign would
differentiate from the residential area sign for Webber Park.
The Board asked if there were any public comments regarding this application. There were
no public comments. Sean McCarthy stated the application was approved with the changes
indicated and the applicant could apply for a building permit.

6 ) Timothy Nelson

2 5 Millard Avenue

New Application

Frank Tancredi, architect and Tim Nelson, owner represented this application.
The proposal is to demolish a former garage and artist studio and construct a two-car,
freestanding garage in the same vicinity along with reducing impervious surface area.
They would also reconstruct the front porch and install railings where there were none
before. He stated the materials for the garage would be 24 x 2 4 Hardie board siding, Azek
trim and roof shingles to match the architectural series on the house. The color of the
garage would be similar to the current house color. Mr. Tancredi showed photos to the
Board of the style of the garage door.
Sean McCarthy asked about constructing a Dutch-style roof for the garage. The applicant
stated it was more expensive, however it could be a project for future restoration of the
house.
Mr. McCarthy asked if there were any comments from the public. There were no public
comments.
The Board approved the application as submitted with the option that the owner would not
have to reappear before the Board if they decide to install a Dutch-style roof over the
garage. The applicant would only need to submit new plans for the roof at that time.
