1) Maken Land Development

5 4 5 No. Broadway

New Application

Nicholas Schirriah, site manager for the contractor, represented this application.
Sean McCarthy stated there were concerns about connections to utilities for this property.
Mr. Schirriah stated they would need approval from the NYS DOT to connect across North
Broadway to utilities but the DOT wants to know if the house design is approved.
Mr. Schirriah showed the house plans, which include a full basement and a deck. They are
proposing the following:
• Vinyl siding in Vintage Cream color
• Roofing color would be Black Walnut
• Rock detail around garage doors
• Anderson windows
• Raynor synthetic garage doors

•
•
•

Cantilevered bay windows
Exposed concrete foundation
Small portico with columns

Mr. McCarthy stated the house design had several conflicting architectural styles, such as
Palladium windows and Dutch Colonial details over the garage doors. He stated the
architectural details should match in style. The Board suggested the architect look at other
homes in the area with regard to architectural style and materials.
The Board also suggested a better placement of the stone on the front of the house.
They also stated the applicant should consider the street facing side of the house and the
use of a large picture window. They also suggested finishing the foundation under the bay
windows and possibly adding a copper roof treatment over the bay windows. The Board
stated the architect could make an appointment with the Building Department to go over
suggested materials for the house.
Mr. McCarthy also stated that the fireplace is not represented on the front elevation. He
suggested creating a draft chimney or eliminating the box-out on the side so it looks less
like a shed attached to the house. He also suggested they consider the gutters and leaders
on the house and show them on the plan elevations along with all suggested materials and
colors.
Tim Beresford, 544 Bellwood Avenue asked about the setback in the rear because of the
shape of the property. Mr. McCarthy stated he would check on where the rear yard begins.
The application is adjourned until the January 2014 meeting.
2) Tammy Gales

37 Gorey Brook Road

New Application

Tammy Gales, homeowner and Will Reluzco, contractor represented this application for
new windows and a new porch.
Will Reluzco stated the existing windows were double-hung with an arch. They are
proposing to replace the windows on the second floor with a double-hung window with
six-over-one grids. The first floor windows would remain the same.
They are also proposing to replace the porch posts with 8x8 pressure treated wood. The
railing material would be replaced and spread out per dimensions specified in the Village
code, however the style would remain the same.
Sean McCarthy stated the Board would not approve pressure treated wood unless it was
finished with Azek or Trex. Discussion ensued regarding size of the posts.
Mr. Reluzco stated the porch floor would remain since it was in good condition.

Mr. McCarthy stated the balusters would also have to be finished in an Azek type material.
The Board stated this application was properly noticed and the returns were received.
There were no public comments.
This application was approved by the Board with the following conditions:
• The finished columns would be 8 x 8.
• The product would be Azek or something similar.
• The railings would also be from a similar pre-manufactured material.
• The color of the posts and the railings would be white.

3) Domingo Acevado
Dba La Famosa Corp.

9 4 Beekman Avenue

New Application

Domingo and Diana Acevado, storeowners, represented this application for a new sign.
They would like to have a green fabric awning with the store name "La Famosa Corp." on
the front of the awning.
Diana Acevado stated the name on the awning would be La Famosa Corp. because of the
NYS Liquor Authority requirement that the store name be the same as the company name
on the liquor license.
Sean McCarthy asked if the owners have applied for a liquor license. Ms. Acevado stated
they had applied but the license was not approved yet.
The Board stated this application would be adjourned until January pending the status of
what had previously been approved and permitted for the business located at this address.
He also informed the storeowners that they would need Village approval to sell liquor.

4 ) Global Montello Corp.

3 5 7 No. Broadway

New Application

Ronald Brien, attorney and Bob Marker, Alliance Energy, represented this application for
new signage at a gas station.
Sean McCarthy stated the notices were sent and the returns were received.
Mr. Brien stated they would like to change the copy for three existing signs and paint the
building. He stated a new company, Global/Alliance, is now operating the old Getty station
on North Broadway. Their plan is to change the sign on the wall facade facing the street to
the Global name. The colors for the sign would be red, white and blue and the sign would
be illuminated from within. They are also proposing to paint the building white with a red
stripe across the top to match the new operator's logo. Two freestanding signs would also

change. One would reflect the name change and the other would be the product pricing
sign. The existing frames for the three signs would not change.
Mr. Marker stated the sign on the north side of the property nearest Franks Home
Improvement would be the price sign and the sign on the south side of the property closest
to Enterprise Rental would have the company name, "Global". The height from the ground
to the price sign is seven feet. The signs are double-sided and illuminated.
Krista Callaghan stated the signage should be consistent on each side.
Sean McCarthy stated that the motor vehicle repair sign could remain but all unapproved
signs must be removed and this is a condition of approval for this application. The
convenience shop owner can apply for sign approval from the Architectural Review Board.
Mr. McCarthy asked if the applicant would paint the sign poles. Mr. Ryan stated the poles
would be painted white to be consistent with the color of the building.
There were no comments from the public regarding this application.
The Board stated there was enough information for the applicant to apply for a building
permit on the condition that all non-permitted signage was removed.
5) Sid Schlomann
representing George & Jane Lence 1 4 Hemlock Drive

New Application

The public notices were sent and the returns received for this application.
Sid Schlomann, architect and George Lence, owner represented this application for a
second floor addition to the rear of the house.
Mr. Schlomann stated the only change to the front of the property is the ridgeline of the
new roof. The applicant is proposing to convert an outdoor breezeway to a dining room
and a powder room on the first floor. They are extending the roofline and adding two
rooms on the second floor. The second story addition would be over part of the house in
the rear.
Mr. Schlomann stated new Anderson four-panel sliding doors would be added on the
second floor. They would also install transom windows on the second floor. The shingles
and siding would match the existing style and color. They are keeping the gable ends to
maintain proportion so it appears similar on both sides to the neighbors.
Discussion ensued regarding the roofline and overhang. Mr. McCarthy asked if there were
room for the header above the transom windows. Mr. Schlomann replied there was room
for the headers.

only two years old and they would be able to salvage approximately 80% of the existing
roof.
