January 7, 2004
The meeting was called to order by Richard Weiss, Chair at 8:00 p.m. The Chair noted
that a quorum was present.

1) Minutes of September 2003 meeting
2) Zegarelli Holdings

1) Minutes of September 2003 meeting The minutes from the September 2003 meeting were reviewed.
Don Stever made a motion to approve the minutes as amended. George Lence seconded.
It was unanimous (4-0).

2) Zegarelli Holding John Hughes is representing this application. He stated that the site is 3.2 acres and is
currently a 5-lot sub-division. He stated that the applicants want to reduce the number of
lots from five (5) to four (4). He stated that the property has been in the Zegarelli family
for over 50 years. He stated that the family wants to divide the property equally among
the four children.
John Hughes stated that there is not desire to build on the lots in the near future. He
stated that the lots are currently zoning compliant and will remain zoning compliant.
Don Stever stated that the allowable density would be reduces and he feels that the
application is consistent with the LWRP.
The Chair stated that the applicant could choose to build five (5) houses on this site. He
referred to Policy 5(b) regarding increasing rural open space characteristics.

�It was unanimous that this application is consistent with the LWRP (4-0).

Doug Maass made a motion to adjourn. Don Stever seconded. It was unanimous (4-0).

Adjourned at 8:26 PM.
