Present: Richard Weiss, Chairman Karin Adir George Lence Doug Maass Absent: Terence McGlynn Ralph Gunderman Also Present: Anthony DelVecchio (Recording Secretary) Sean McCarthy (Building Inspector, Village of Sleepy Hollow) Announcements: None. Agenda: 1) Peter Castro 335 North Broadway 2) Minutes for June 7, 2006 and June 14, 2006 1) Peter Castro – Peter Castro Jr. and Peter Castro Sr. are the owners and are representing this application. Peter Castro Jr. discussed the proposed project. He stated that the project involves closing the garage doors and creating a convenience area. He stated that the automobile repair section would be replaced with the proposed convenience store. He stated that there will be almost no structural changes to the existing building. He stated that no tables are proposed. George Lence asked if the food service would be operated by the owners or would it be contracted out. Peter Castro Jr. responded that he was undecided at this time. Doug Maass asked about the proposed office on the plans. Peter Castro Jr. responded that the office space would be used by the owners as a private office. Peter Castro Jr. stated that the gas station would be changed to add a “pay-at-the-pump” feature. �Doug Maass stated that the parking seems tight. Sean McCarthy responded that nine spaces are required. He stated that the parking layout is being reviewed by the Planning Board. Doug Maass asked if there are any plans to change the site landscaping. Peter Castro Sr. responded that many changes have already been done to the site landscaping. Karin Adir asked about the hours of operation. Peter Castro Sr. responded that the hours would remain the same. Peter Castro Sr. stated that based on the new tank laws, it is very difficult for local gas stations to remain in business. Peter Castro Jr. stated that the automotive repair business is not as profitable as in past years. The Chair stated that Policies 1k and 25b are applicable to this application. The Chair stated that although this application does not enhance the area, it reduces the amount of automotive use. The Committee unanimously agreed that this application was consistent with Policies 1k and 25b. 2) Minutes for June 7, 2006 and June 14, 2006 The Minutes for June 7, 2006 and June 14, 2006 will be reviewed at the next meeting. Doug Maass made a motion to adjourn. Karin Adir seconded. It was unanimous (4-0). This was adjourned to the next meeting. Adjourned at 8:21 pm.
