Present: Richard Weiss, Chairman Karin Adir Terence McGlynn Doug Maass Absent: Ralph Gunderman Also Present: Sean McCarthy (Building Inspector, Village of Sleepy Hollow) Anthony DelVecchio (Recording Secretary) Announcements: None. Agenda: 1) Rockefeller Bedford Road 2) Minutes for November 2007 1) Rockefeller Bedford Road Subdivision Subdivision - Andy Tung is representing this application on behalf of the owners. Andy Tung stated that the parcel is owned by David Rockefeller. He stated that the owners want to sub-divide this parcel. He stated that the proposed sub-division consists of a 67 acre parcel. He stated that 39 acres are located within the Village and the remainder is located in Mt. Pleasant. He stated that the sub-division includes provisions for 2 single family building lots. He presented a site plan showing the proposed sub-division. He stated that there is no plan to build on these lots at the current time. He stated that the remaining property is going to be donated to the Rockefeller State Park Preserve. The Chair stated that the proposed sub-division is not problematic. He stated that the construction of the homes on the 2 building lots would be an issue. He referred to Policy 5 of the LWRP. He stated that the Committee would want to review any future construction on these building lots. Doug Maass asked about the proposed barn. Andy Tung responded that the property contains many existing carriage trails. He stated that the carriage trails will remain. He stated that the proposed barn is just a placeholder for a small structure. The Chair asked about the transfer of the remaining parcel to the Rockefeller State Park Preserve. �Andy Tung responded that the negotiations with the Rockefeller State Park Preserve are ongoing. Doug Maass asked if there is any vegetation on lot #3. Andy Tung responded that some vegetation exists. Doug Maass asked about the elevation differences with the proposed houses. Andy Tung responded that any potential house would be constructed below the current elevation of Bedford Road. Doug Maass made a motion of consistency with LWRP Policy 5(b). The Chair amended this motion to be subject to the Committee having the ability to review any future construction on the 2 building lots created as a result of this sub-division. Terence McGlynn seconded the amended motion. It was found to be consistent with the LWRP (4-0). 2) Minutes The minutes from the November 2007 meeting were reviewed. Doug Maass made a motion to approve the minutes as amended. Karin Adir seconded. It was unanimous (4-0). Adjourned at 8:42 pm.
