Present: Richard Weiss, Chairman Ralph Gunderman Carol Manca Doug Maass Karin Adir Absent: None Also Present: Sean McCarthy (Building Inspector, Village of Sleepy Hollow) Anthony DelVecchio (Recording Secretary) Announcements: The Chair noted that the Committee still had 2 vacancies. Agenda: 1) AA Bakers, Inc 2) Approval of Minutes 1) AA Bakers, Inc 149 Cortlandt Street 149 Cortlandt Street Proposed bakery manufacturing Proposed bakery manufacturing - Nick Abadio is the project architect and is representing this application along with owner, Jerry Galiano. Nick Abadio stated that nothing is proposed on the exterior or parking areas. He stated that all improvements are proposed in the interior of the building. Jerry Galiano explained the proposed operation. He stated that materials would be delivered monthly via a silo truck. He also discussed the proposed parking plan. He discussed the proposed materials used and the expected garbage to be produced by their process. The Chair asked if the bakery would operate 24 hours. Jerry Galiano responded no. He stated that there would be early deliveries and baking. He stated that there would be workers at the property at staggered shifts throughout the day. The Chair asked about the maximum number of employees. Jerry Galiano responded that on the average there would be 8 employees daily and during a holiday a maximum of 14 employees. The Chair asked about the parking requirements. �Sean McCarthy responded that it is based on the usage of the property. He stated that based on the usage, 14 spaces are required. He stated that the parking layout can be re-worked but its conforming. Karin Adir asked why this commercial application is before the WAC. Sean McCarthy responded that the change of use requires site plan approval. Ralph Gunderman asked about the fuel used for baking. Jerry Galiano responded that oil is used. Ralph Gunderman asked if the exterior can be cleaned up. Jerry Galiano responded that the exterior and sidewalk will be cleaned up. The Chair stated that policies 1(g) and 1(i) are applicable to this application. The Committee unanimously agreed that this application was consistent with the LWRP. 2) Approval of minutes – The minutes from the March 2009 meeting were reviewed. Doug Maass made a motion to approve the minutes as amended. Ralph Gunderman seconded. It was unanimous (5-0) The minutes from the April 2009 meeting were reviewed.
